IS ALCOHOL ALLOWED:

Yes, the renter may bring in their own beer, wine and champagne. No hard liquor or mixed drinks are allowed. All drinks must be poured into cups or glasses provided by the renter. A TABC certified bartender is required. We will provide a list of certified bartenders. They generally cost $150. for the evening and the renter pays them directly. The bartender will be wearing a uniform. We provide the serving table. The renter is responsible for beer, wine & champagne cups, napkins, and the drinks already iced down in coolers.

ARE WE ALLOWED TO BRING IN OUR OWN CATERER:

You can hire a caterer from our vender list or bring in your own or you can bring in your own food. Our kitchen has a sink, refrigerator and microwave. No disposer, dishwasher or cooking range.

CAN WE COOK IN YOUR KITCHEN:

Our kitchen is a PREP kitchen only. Have the food cooked before you arrive.

WHAT DO YOU HAVE IN THE KITCHEN FOR US TO USE & FOR SERVING:

Dish soap & paper towels are provided. Bring your own serving pieces, paper goods and utensils. No linens, dishes, glassware or paper goods are supplied.

WHO IS IN CHARGE OF SET UP, BREAK DOWN AND CLEAN UP:

You are in charge of set up, break down, returning furniture to original locations, trash taken to trash cans and clean up. This time is included in your rental time. NO EXTRA TIME IS GIVEN YOU TO SET UP AND BREAK DOWN EVENT.

WHO IS IN CHARGE OF SET UP:

You are in charge of setting up and breaking down your event plus clean up.

CAN WE SET UP EVENT IN ADVANCE:

Many events wish to set up the night before. We give a reduced rate for multi-day bookings. If no one is booked the night or morning before your event, then we charge $150. for the first hour and $50 every hour after that. We do not double book events so you may come at 8:30am the day of the event to decorate but only if you have booked a full day event.

WHAT TYPE OF WEDDINGS DO YOU HAVE ROOM FOR:

This is a small intimate wedding venue only. No more than 54 people can be on the premises (inside and outside combined) at one time. Perfect venue for elopement weddings and weddings with no attendants.

IS THERE ROOM FOR A BRIDE TO DRESS:

The bride could dress in the Maude Cottage which is a 10’ x 12’ adorable cottage located in the yard. The air conditioned and heated cottage offers a dressing table, chair, mirror and ceiling fan/light. Or the bride can rent the Lady Butterbug Cottage (if it is available) located three minutes away from the venue for $95 per day. If you wish to rent the LB Cottage it sleeps up to four people in the two bedroom one bath cottage located in the McKinney historic district. The LB Cottage rent for two guests is $95 per night, three guests is $120 and four guests rent is $145.

IS THERE ROOM FOR THE GROOM TO DRESS:

There is no room for the groom to dress at the venue. The groom or bride may rent the Lady Butterbug Cottage located three minutes from the venue for $95. per day if it is available on the day of your venue. The LB Cottage is an Airbnb rental. So if you wish to rent the LB Cottage give me plenty of notice so I can pull it off the Airbnb calendar to reserve for you.

DO YOU PROVIDE OUTDOOR TABLES AND CHAIRS:

We provide 8 white six foot benches, 11 pallet tables, 56 white chairs can be brought outside if they are not being used inside, 8 folding tables if not being used inside.

DO YOU HAVE A SOUND SYSTEM:

We have speakers inside and outside which you can Bluetooth in your own music. No DJ allowed.

WHAT HAPPENS IF THE EVENT IS PLANNED OUTSIDE AND IT RAINS:

It is the renter’s responsibility to watch the anticipated weather on the day of the outdoor event. It is the renters call to move the event indoors. All set up is done by the renter so if the event is moved inside at the last minute the renter will need to supply the extra man power for the move. No refund or rescheduling is given for weather and unforeseen problems keeping the event from happening. Remember the inside building only holds 44 people at any given time.

WHAT ABOUT PARKING:

Our small parking lot will hold seven cars. There is street parking available. You are in a residential neighborhood so be mindful not to block driveways, fire hydrants and park back the required distance from the street corners. DO NOT PARK IN FRONT OF THE BUILDING. Uber is available in McKinney.

WHAT IF I WANT A TENT OUTSIDE:

No tents allowed because tents require permits in McKinney and we don’t have time for that nonsense.

CANDLES, HURRICANE LAMPS AND LUMINARIES:

Unscented votives are allowed as long as they are in a dish or container that doesn’t allow wax to spill. Candles are allowed if they are covered with hurricane lamps and placed in a dish or container so wax doesn’t spill. NO LUMINARY SACKS ARE ALLOWED AND NO OPEN FIRES!

ONLY SILK ROSE PETALS PLEASE:

No real rose petals only silk rose petals allowed. No glitter, confetti, candy sparklers, birdseed, Chinese sky lanterns, silly string, rice, fireworks, sparklers, …NO NO NO NOT AT ALL!

CAN WE USE SPARKLERS:

NO sparklers or fireworks allowed on the property.

WHO CLEANS UP THE PROPERTY:

Please take a picture of where everything goes before you set up the event…good memory for you2 for cleaning up time. The renter is responsible for cleaning up after the event as stated in the contract. Tables, chairs, benches, furniture need to be placed back in the storage areas or where you found them. Kitchen left clean and all trash (inside and outside) placed in the trash receptacles located behind the building. All evening events end at 10pm sharp and all guests must be gone by 10:30pm on the day of the rental. Our staff isn’t responsible for your property or removal of it following your event. If the property inside and outside is not cleaned up properly your deposit will not be refunded.
